MOVIE SYNOPSIS - Where can I watch it and what's the story of this 2006 film?

Teddy supposedly a young gay novelist, retreats to the desert home in California, his teacher, and in this way completed his first work. There he discovers Leo, the concierge also young handsome property also shows ways of life in the arid desert Teddy. Leo The friendly behavior Teddy soon got hooked.
